You get more than a railroad. You get property rights that run across other
people's property. There might be something there.

A few years back a big TV network came to our power company (rights to run
across property) and asked about running fiber optics on the power lines.
Our company was government run so they didn't give a shit and kissed them
off for a while. The network folks went to the railroad. The railroad buried
the fiber optics for a few hindered miles and are getting paid over $500,000
a month. Now you see little black cables running under most of the big power
lines.

If our country goes like Europe; high-speed rail may be the wave of the
future. Fiber optics already is. Real estate is always a good bet. Buying
railroad right of ways might not be such a bad idea.
